The Marietta real estate market ended 2024 on a high note, with December data showing strong growth in key areas compared to the previous year. Sales volume reached $150,100,000, reflecting a $15,500,000 increase, while the average sales price climbed to $580,000—up $50,000 year-over-year. These numbers highlight sustained demand and rising property values, keeping Marietta a competitive market for buyers and sellers alike.

Inventory also expanded, with 594 homes for sale, an increase of 102 from December 2023. New listings rose slightly to 235, but homes stayed on the market an average of 21 days, up by 5 days year-over-year. This indicates that while more options are becoming available, buyers may be taking a bit longer to finalize decisions in the current market landscape.

Sales activity remained steady, with 259 homes sold in December 2024—5 more than the previous year. These trends reflect a healthy and balanced market as Marietta continues to attract buyers seeking value and opportunity. With increased inventory and consistent demand, 2025 is shaping up to be another promising year for the local housing market.
